The plot on Venizelou street in the center of Voula was selected by MIA Properties for its key location in the Athenian Riviera and the south suburbs of Attica. It allows for the development of a residential building complex within a walking distance of just 500m from the seafront. The project will achieve an A+ Energy Class rating and include a total of 10 properties – 2 garden maisonettes, 6 apartments and 2 top floor maisonettes.
The building volume is placed centrally and evolves along the main axis of the plot to create a structure that frames the view. The main access to the building forms a vertical slit, which divides the architectural volume in two and reveals the internal operation of the complex; a vertical light movement, defined by 10 residences, 8 of which are facing south towards the sea while 2 are facing north towards the mountain and the city. The envelope of the building folds like a sheet of paper, the living spaces are revealed, the gaze is directed towards the view, light enters the interior unobstructed and the living spaces extend themselves outdoors. More private areas of the homes are in retreat, achieving a controlled visual contact with the city and a filtered lighting of the interior.
To meet the functional and aesthetic needs of its future residents, the Venizelou project aims to constitute an exemplary case of contemporary architecture - in terms of its integration into the natural environment and the city, the functionality and organization of its living spaces, the careful management of environmental parameters (such as the views, the orientation and the light) and the application of contemporary materials, technologies and construction techniques.
